Originally planned as a speculative development, it pivoted mid-construction into a Build-to-Suit when a tenant committed during the build, showcasing flexibility and strong market demand. The structure features tilt-up insulated concrete wall panels, high clearances, wide truck courts, and dozens of overhead dock doors—designed with both function and efficiency in mind. Located in a prime logistics node near major transport corridors, the building’s design balances durability, low maintenance, and energy-efficient systems
